5 Signs Your Concrete Needs Repair
Cracks, pooling water, and uneven slabs are early warnings. Here's how to tell when concrete needs a pro before small problems become expensive ones.
Concrete is built to last, but Northern Utah’s freeze-thaw cycles are hard on it. Catching problems early keeps a small repair from turning into a full replacement. Here are five signs it’s time to call a pro.
1. Cracks wider than a credit card
Hairline cracks are normal. Cracks you can fit a coin into signal movement underneath — often a base or drainage issue that will keep spreading if it isn’t addressed.
2. Water pooling on the surface
Concrete should shed water. Standing puddles mean the slab has settled or was never pitched correctly, and trapped water accelerates freeze-thaw damage.
3. Uneven or sunken slabs
Sections that have dropped are a trip hazard and a sign the soil beneath has shifted or washed out. Lifting and re-supporting the slab is usually cheaper than replacing it.
4. Flaking or spalling
When the top layer peels or crumbles, salt and moisture have gotten in. Left alone, spalling exposes more surface to the elements every winter.
5. Discoloration around the edges
Dark, damp patches that never dry can point to drainage failing under the slab — worth a look before the base erodes further.
